Sales Fees

Real Estate Transactions: Certain fees are associated with real estate transactions. These one-time fees, assessed as part of closing costs, apply to all homes within the Union Park at Norterra Community Association.

Fee Descriptions

Resale Disclosure and Lien Estoppel: The management company must fulfill mandated resale disclosure requirements as part of the state’s resale requirements. This fee covers these expenses.
 
Working Capital Fee: This fee ensures the Association has adequate funds to meet its expenses or purchase necessary equipment or services. It is equal to 25% of an annual assessment.
 
Community Enhancement Fee: This fee ensures the Association has adequate funds for community-building activities, services, programs, and capital improvements. It is equal to 25% of an annual assessment.
 
Transfer Fee: Each person who purchases a lot must pay this fee, reflecting the transfer of ownership.
Homewise Docs Fee: Homewise Docs charges this fee to receive property status information.

Leasing Restrictions

  • All Union Park at Norterra leases are restricted to a term of at least six (6) months, except for the Townhomes, which are restricted to a minimum lease term of 30 days.
  • All leases will be in writing.
  • The Owner must provide copies of the Documents to its lessee.
  • Notice of any lease, together with such additional information as may be required by the Board, must be remitted to the Association by the Owner on or before the expiration of ten (10) days after the effective date of the lease.
  • All leases must be for the entire residence.

Tenant Registration

The Owner must submit a completed Tenant Registration form to the Association and pay a nominal administrative fee. All key fobs must be returned to the association office, and renters must come to the office to receive them.
